Key Obligations for Landlords 
  • Registration: 
    Landlords must register with Rent Smart Wales, the body responsible for the scheme, to carry out letting or management activities in the private rented sector. 
     
  • Licensing: 
    Landlords who self-manage their properties or arrange lettings activities must be licensed under the Act to conduct these activities legally. 
     
  • Landlord Identity: 
    Landlords must disclose their identity to contract-holders; failing to do so is an offence. 
     
  • Maintenance and Fitness: 
    Landlords have a duty to maintain the dwelling in a reasonable state of repair and to ensure it is fit for human habitation. 
     
  • Contract-holder Information: 
    Landlords must provide contract-holders with a privacy notice to inform them how their data will be used.
