A story to tell
Nestled in the Vale of Glamorgan is the small village of Flemingston, with its lanes of stone walls and home to the Church of St. Michael the Archangel, which sits alongside the ruins of the Grade II listed Flemingston Court. Here within this picturesque rural setting sits Glebe Farm; although this property dates back years not centuries, it still has a story to tell.

It was 25 years ago when the owners were on the search for a run-down property with a few acres of land. Their search proved tricky; the properties they liked didn’t have the land they needed for their horses – that is, until something different caught their eye. There was no property, but a plot with planning permission that came with 9 acres of land, it was perfect, so before anyone else could grab this gem they offered full asking price and the hard work began.

The build was not easy, due to the nature of the site: “the house looks like a bungalow from the front and then completely expands, there was an extensive amount of work that needed doing on the groundworks. We had never considered a self-build but when we saw the views and the village, we knew this is where we wanted to make our home.”

“Planning was in place but we wanted to make changes to make it our own. It took a year before it was granted, and we didn’t get everything we wanted first time round. Permission was given later to extend and add the stables. The views are incredible, you can see the field from every window at the back of the house.”

Although they were embarking on a self-build they wanted the property to still have that farmhouse look and feel, which we believe they have elegantly achieved. At the heart of the kitchen has to be the Aga, together with the log burning stove and exposed stone walls. “The house is always warm, due to the Aga and log burner. We only had to turn the heating on twice last year, and we have underfloor heating in the bathrooms.” It is no surprise that the kitchen is one of their favourite rooms and where they spend most of their time in the summer months, with the French doors open enjoying a morning coffee on the patio whilst looking out across the luscious landscape.

You can tell that thought to the size of every room was carefully considered when planning this property. Just imagine the family around at Christmas, all gathered in the lounge, with the countryside as your backdrop and the roaring fire keeping you all cosy and warm. Views are in abundance – just check out the bathroom, imagine relaxing in the bath after a long day with the doors open enjoying the privacy and stunning scenery.

The house is immaculate, the bathrooms having a spa-like feel and the bedrooms being of a great size with plenty of room for storage. Although a relatively modern home, there are little touches throughout which add to its charm and character and make it fit seamlessly into its surroundings, and also the village.

“It’s so peaceful here, there are not many properties within the village and all the neighbours are lovely, it’s a great community which includes a number of young families. The nearest towns are Cowbridge and St. Athan, and St. Hilary is a bit further away – we recommend The Bush Inn for a bite to eat.”

This property is more than just a home, and would suit someone looking for an equestrian property with its acreage and four large high-quality stables situated down the slope at the side of the house. “The children have loved having their horses at home, they could easily go for walks and ride in the field. It was easy to keep an eye on them rather than us travelling to another site. It would also work for someone who want to keep donkeys, goats and chickens, and there is even enough land for a few sheep. We have taken hay off the land twice this year and it is really good quality. The views are something that I will really miss here. As hard as leaving Glebe Farm will be, we are now moving on to our next venture.”
