So the buying process is something I really do my research on so I can tap in to their habits and implement and learn how to attract buyers to my clients homes. Over the last 20 years I have seen the property industry change in so many ways and more so within the last 5 years.
Rewind back to the 80's which is when I was born, my father was in the RAF so I have seen a lot of places, lived in a fair few houses and different cities to know how much change has taken place. Back then you made do, we did!, and people were grateful they could purchase homes no matter what it was. Fast track to the 21st century and where customer service is a hot topic, 24/7 shopping is normal, you can even get Maccy D's delivered, who would have thought! Our expectations have changed so what does that mean for you and selling your property?
Viewings open a whole new world to what our buyers are wanting and these new found expectations also apply to your home. I often hear buyers being extremely critical about the smallest things, but what can you do to help them. If you can find this out then you can quickly resolve the issues before they get raised which will maximise your offers and reduce the time your home is on the market. Our modern buyers are savvy and they will try and find anything by analysing on the internet leaving you wondering whether another day goes by that your home will be left un-sold. How can we help ensure your home exceeds todays buying expectations. here are a few ways you can achieve your desired result and beat off those savvy buyers:
Paint any scuff marks on walls, skirting boards and window sills. Freshen up with a bright white colour which will give a clean and inviting home.
De-clutter your home and put away items that should be normally in a cupboard, wardrobe or under the stairs. Having a clear room will show buyers the space your home offers
Oil squeaky doors and fix back down creaky floorboards
Clean your windows inside and out, don't let that black mould throw off a curve ball to your buyer.
Hide extension leads and cables because there is something about todays buyers and a lack of sockets!
Replace all light bulbs that have gone, a bright home gives a warm feeling - and dark rooms are not good for winter viewings.
Get your carpets cleaned or replace them. It is a great way to get that sale.
